A coil that looks fine from the street can be within a season of a leak. There are real defences. Coated coils on a new install, siting the unit where it gets the least direct spray, keeping the cabinet clear of shrubs so it can dry, and a rinse on a schedule rather than when somebody remembers. None of that is exotic and all of it adds years.
The street pattern here still mixes original shore cottages with substantial replacements, sometimes on adjacent lots, and the two carry completely different systems. A cottage may still be running a single small condenser and a window unit or two in the back bedrooms. The house beside it may have two air handlers, a dehumidification stage and a control system. When a cottage is replaced or extended, the temptation is to size the new equipment against the new square footage and stop there, but on a house this close to the water the placement, the coil specification and the drainage decide how long it lasts as much as the tonnage does.
